The housing, not the slogan
If you only need a look, use the NYC inspection page or Manhattan inspection. Next borough: Bronx remediation. East of the city line: Nassau County, Suffolk County, and Long Island. If the fear is a dark stain, read black mold.
Queens is not Brooklyn with a different byline. Moisture follows the building. Row houses and party walls in Ridgewood or Woodhaven can wet the next dining room. Garden-level Jackson Heights sits near courtyard drainage. Finished cellars in Flushing or Bayside often still have carpet pad from an old flood. Remediation does not legalize a cellar bedroom. Low-lying Ozone Park and Howard Beach get basements that “dried” and still smell in August. Astoria walk-ups are baths and window AC. LIC is often a fan-coil closet. Say which on the form.
Ask a licensed job for: a written scope from a licensed mold assessor, the water source named, containment, removal of wet drywall/pad/insulation in bags, and clearance by someone who did not do the tear-out. Do not accept “we spray and leave.” In buildings with 10+ units, Local Law 55 gets stricter once a patch is over 10 sq ft. Tenants: tell the owner in writing. 3+ apartments: HPD / 311. We do not file.
