The housing, not the slogan

The five-borough inspection page stays live. This page is Manhattan only. Across the Harlem River: Bronx remediation. Across the Hudson: Jersey City and Hoboken. North of the city: Yonkers.

A useful board package is boring: where the moisture is, the likely source, photos a managing agent can forward, a scope, and license numbers. Put “co-op / board package” in the notes. Condos have the same fight over common-element pipes vs a unit fan-coil. “Mold present” does not say who pays.

Steam risers sweat. An inspector who only looks at the bathroom misses the radiator corner. Window AC drips into a rotten sash. A 450 sq ft one-bedroom has no spare room to contain, and the source is usually within ten feet of the pillow. Write “walk-up / no elevator” or “window AC” if that is you. Postwar fan-coil closets are often a clogged condensate pan, which is a building-maintenance story as much as a unit story.

You should get back: notes on every wet-looking room, moisture readings, what was not opened, samples only if they change the decision, a report a managing agent can read, and a next step. We do not quote a BreatheSafe price. Tenants: tell the super and owner in writing. 3+ apartments: Local Law 55 / 311. We do not file. A general home inspection is not a mold inspection.

Usually for a look. Opening walls is the alteration-agreement part. Home kits do not move a board. A useful report has a license number and a PDF a managing agent can forward.
